Process
Planning and Design
We provide complimentary, on site consultations to get to know you and your family’s needs. We want to know it all so that your new home or renovation fits you perfectly. We will do a geotechnical report to check for easements, see if there are any soil issues or anything else that might be a barrier to building on the property. We also talk through each step with you and what you can expect. Together, we will develop a budget number that both feasible and meets your goals. You can elect to use one of our recommended designers or a designer of your own choosing. Once your materials have been selected and design choices made, we present you with a detailed estimate. When you are comfortable and feel that we have a clear understanding of your needs, we are ready to sign an engagement agreement and move onto the next step.
Preconstruction
We survey the land and create a topographical plan for our architects, designer, engineers, arborists, and energy advisors.
Next, we submit plans to the city for approval and bring in required specialists to meet any city requirements including abatement removal, hazmat material removal, and tree permit barriers.
Demo and Construction
When clearing a site for a new build, we will get a deconstruction demo permit to remove the old building safely and properly. It will be inspected by the city to ensure the demo site is fully cleared before building permits will be released to us.
Organic top soils are removed before we dig for the foundation walls. Then we bring in gravel to meet elevation requirements for the basement slab. We have everything marked out and pinned by certified land surveyors before we start framing the footings and form work for the foundation slab and walls. Rebar is installed and we pour before everything is inspected again by our land surveyors, structural engineer and city inspectors. Next, we do the used our certified damp proofers on the concrete walls, install drain tiles, and backfill once we have city approval. Our framers get the building ready for windows and roof shingles. Roofers, plumbers and electricians are next. We install a low voltage monitored alarm system. We insulate with a super dense insulation to provide maximum heat retention and comfort. Our energy specialists test for heat loss before we have another inspection before we hit the drywall stage. Drywall, flooring, tiles, paint, mouldings and fixtures are all installed before a final inspection to get our occupancy permit.
Post Construction
We do a walk through with you to note and correct any deficiencies and talk through the features of your home. With your permission, we may elect have a photographer and/or architectural writer come through to submit your home into an awards program or in a magazine publication. We will explain the 2-5-10 warranty in detail so all you need to worry about is who to invite over first.
